Commercial
Commercial building projects include the construction of a new building purposed for use by any commercial enterprise, non-profit organization, religious organization or other entity wishing to occupy the building for business-like purposes.

New Commercial Building
All plans for new commercial buildings must be reviewed and approved by City staff before any construction may begin. A building permit must be obtained and all construction inspected at various stages by the City.

Commercial Change of Occupancy
Whenever a new business moves into an existing building or commercial building infill and does not plan on performing any construction to modify the building, a full cost Commercial Change of Occupancy is required.

Commercial Remodel and In-Fill
All plans for commercial remodels or in-fills must be reviewed and approved by City Staff before any construction may begin. A building permit must be obtained and all construction inspected at various stages by the City.

Electrical, Mechanical & Plumbing
Any new service or upgrade of electrical, mechanical or plumbing service must be permitted and inspected by the City's Building Inspector as stated in Section 105.1 of the 2018 IBC.

Commercial Parking
All plans for new parking lots, parking lot additions or expansions must be reviewed and approved by the City’s staff.

Signage
All plans for commercial signage must be reviewed by city staff and placement permitted. Sample images and to-scale drawings must be submitted.

Building Demolition
Any property owner wishing to demolish a building within the city limits must first complete and submit an Application for Demolition permit.

Temporary Structure
All temporary structures must be permitted and inspected by city staff.

Roofing
All re-roofing projects must be permitted by the City before work begins.

New Commercial Building

Residential
Residential building projects include the construction of a new home or accessory building (such as a shed or workshop), as well as any additions or alterations of an existing residence or building located on a residential property. Any alteration to plumbing or electrical service at any residence is also considered a residential project.

Single or Two-Family Residence
The mission of the Planning and Development Department is to work with contractors, builders and the public in order to give the consumer the opportunity to purchase a safe, quality home that meets the requirements of the building codes currently enforced by the City of Republic.

Residential Addition
A building addition is defined as new construction attached to the original structure and outside the original footprint of the building. All building additions must be permitted by the City and progress in construction inspected by the City’s Building Inspector.

Multi-Family Residence
All plans for multi-family residential buildings must be reviewed and approved by City staff before any construction may begin. A building permit must be obtained, and all construction must be inspected at various stages by the City.

Remodel & Infill
Remodeling is defined as new construction inside the original footprint of the building. All residential remodeling must be permitted by the City and construction progress inspected by the City’s Building Inspector.

Deck or Porch Addition
All additions of decking to a residential dwelling must be permitted by the City. If the construction is not being done by a licensed contractor, a to-scale drawing must be submitted with the permit application for review by the City’s Building Inspector.

Swimming Pools
All swimming pools over 24 inches deep require a building permit. An accurate site plan must be submitted with the application for a building permit.
