Building Stages Requiring Inspections
The following stages of residential construction will require an inspection:
1) Footing - This inspection is required prior to placement of concrete and after the footings are dug, forms are set, and all reinforcing steel is in place. Property pins must be located and marked.
2) Foundation/Basement Wall - This inspection is required prior to placement of concrete after all forms are set, and reinforcing steel is in place.
3) Under Slab Plumbing - This inspection is required for any plumbing that is planned under slab prior to being covered with gravel.
4) Under Slab Vapor Barrier and Concrete Support - This inspection is done prior to placement of concrete and after the vapor barrier has been installed.
5) Water Service Line - This inspection is required for each water service line at the point of connection from the water meter setter to the entrance of the house. This inspection must be conducted prior to backfilling with tracer wire and the type of pipe must be fully visible.
6) Sewer Service Line - This inspection is required for each sewer lateral installed from the sewer stub out to the entrance of the house. This inspection is conducted after the pipe is bedded with all joints, type of pipe, and tracer wire visible prior to backfilling.
7) Exterior Sheathing - This inspection is required after the roof is completed but prior to the installation of any house wrap material.
8) Rough-In - This inspection is required after all framing, mechanical, electrical, plumbing, draft stopping, and fire stopping is completed. This inspection is to be conducted prior to insulation and sheet rock installation.
9) Gas Service - This inspection is required at the rough-in stage prior to installation of sheet rock and insulation.
10) Electric Service - This inspection is performed at rough-in inspection after the panel, meter base, secondary wiring, grounding, and grounding electrode are installed.
11) Final - This inspection is required after all construction is complete with all landscaping and grading requirements met. In addition, all public improvements (sidewalks, water main valves, meter pits, etc.) serving the building lot must be undamaged. (Chapter 500, Article II, Section 500.040, D). A lack of planning by the builder will not be considered an emergency by the building inspector. Imminent financial closing is not considered an emergency. Financial closing must be scheduled well in advance of the final inspection to allow the builder time to correct any possible deficiencies and schedule a follow-up inspection.
